This page is a checklist rather than a pitch: what the price includes, what holding costs, what a rental programme promises and what it does not, how the foreign quota works, and what resale looks like. Where a number is not published, we say so.

## Judge the net, not the headline.

Phuket’s condominium market is active, and it is not simple. According to CBRE’s first-half 2026 figures, 4,487 units were launched and 4,017 sold, up 10.6% on a year earlier, and the strongest sales were in projects offering rental programmes, value for money or prime locations. In the same report only three projects were completed, 1,196 units, 56.8% fewer than in the second half of 2025, with many projects delayed. CBRE also names the risk of oversupply.

Prices depend on the area and on what is being sold. Knight Frank’s year-end 2025 review puts island market averages at THB 125,000–160,000 per m²; the same review lists Bang Tao at about THB 283,975, Layan at 197,000 and Kamala at 182,375. C9 Hotelworks, for the first quarter of 2025, found branded condominiums 28% above non-branded ones, and new non-branded units at THB 139,000 per m² against THB 100,000 for resale. A price is comparable only when you know which of these it is.

A rental programme is a contract with an operator, not a forecast. Income depends on occupancy; for scale only, CBRE’s first-half 2026 figures for Phuket hotels show 67.7% occupancy and an average daily rate of THB 5,658 — hotel figures, not a rental programme’s. Agencies advertise gross figures; what matters is the figure net of costs, and the operator’s own numbers are what we show on the call. A guarantee counts only when the contract states it — and then the question is what stands behind it.

Foreign buyers are part of this market: Krungsri Research counts 1,190 foreign condominium transfers in Phuket in 2025, 18.3% more than the year before, and 420 in the first quarter of 2026, up 52.2%. This page is for the buyer who wants to join them with the paperwork in order — the price, the costs, the quota, the programme terms and the exit, each in writing before a reservation.

## Six questions to answer before a deposit

Each card is a question to put in writing before any money moves. None of them is about the view.

- **Close enough to inspect.** Phuket International has scheduled flights from hubs such as Singapore, Hong Kong and Dubai; airlines and frequencies change by season, so check the timetable. Many foreign buyers reserve without visiting, and we handle that remotely — but we would still rather you saw the building once.
- **A price on every unit, and the costs beside it.** Our catalogue holds 19,000+ units in 380+ projects, 290+ of them in Phuket, each with its published price and area. Beside the price we list what buying and holding add: the transfer fee, the taxes on transfer, the common-area fee, the sinking fund, the land and building tax, furniture where it is not included, bank charges.
- **Who buys, and who will buy from you.** CBRE reports that foreign buyers made up 67% of purchases in Bang Tao and Cherng Talay in the first half of 2026. A deep pool of buyers matters on exit, and so does supply: Krungsri Research counted 12,346 unsold condominium units at the end of 2025. We go through both with you before you choose a building.
- **Property is not a residence permit.** Owning a unit does not by itself give a right to live in Thailand. Visa-free entry for short visits is 30 days since 15 September 2026 for the listed passports, extendable once. Longer stays go through the Destination Thailand Visa, the Long-Term Resident visa, Thailand Privilege or retirement visas, each with its own tests. Rules change; check the current ones.
- **Freehold within a 49% quota.** A foreigner can hold a condominium freehold up to 49% of a building’s saleable floor area. Before a reservation we ask the building’s juristic person to confirm the quota in writing. Funds arrive from abroad in foreign currency, and the Thai bank issues the Foreign Exchange Transaction (FET) form. Villas and land are held on a registered lease or through a company, not freehold.
- **A programme is a contract, not a forecast.** In a rental programme the operator markets, hosts and maintains the unit and reports to you. What you receive is set by the terms: the definition of revenue, the deductions before the split, your own weeks, the length. Income depends on occupancy and is not guaranteed unless the contract says so — and a guarantee is worth what stands behind it.

## From the first call to a signed contract

1. **The call.** Twenty minutes by video: budget, horizon, and what the property has to do for you.
2. **The memo, in writing.** Units, published prices, the cost lines, the quota position and the operators’ terms for the projects that fit.
3. **Check it.** Our lawyers check the contract and the programme terms — or yours do. We ask the building to confirm the quota in writing.
4. **Reserve, sign, register.** Reservation and contract can be done remotely; funds arrive in foreign currency with the FET form; the title is registered at the Land Office, in person or under a power of attorney.

## Questions investors ask us

### What does the purchase cost in total, beyond the price?

Beside the published price, a buyer in Thailand meets these lines: the transfer fee at the Land Office, calculated on the appraised value and usually shared between buyer and seller by agreement; the common-area fee, charged per square metre and often prepaid for the first years; the sinking fund, one-off or recurring depending on the project; the annual land and building tax; furniture where it is not included; bank charges; legal fees if you use your own lawyer.

For a unit from $99,000 the lines are the same, only smaller. We give the figures for the specific project in writing. The rates are not printed here because published sources disagree on some of them and they change.

### Is the foreign quota still open in this building?

A foreigner can hold condominium units freehold up to 49% of the saleable floor area of a building. Whether space is left is a fact about the building, not about the market, so we ask the building’s juristic person for written confirmation before a reservation.

When the quota is full, the usual alternative is a registered lease. Proposals to raise the quota to 60–75% or to allow 99-year leases were under discussion in 2026; they are proposals, not law.

### What does the rental programme promise, and who is liable if the operator stops paying?

Only what the contract says. Income depends on occupancy and is not guaranteed unless a guarantee is written in. Where one is, ask what stands behind it: a corporate undertaking, an escrow account or a bank guarantee. C9 Hotelworks noted in 2020 that guarantees in Thai contracts are seldom backed in these ways, so the remedy is legal action.

Ask for the definition of net revenue, every deduction before the split, the occupancy assumptions, the term, your own weeks and the exit from the programme. Splits between owner and operator vary, and the deductions matter as much as the split.

### What is the income after fees and tax?

There is no audited series for Phuket and no regulator publishes one, so we do not quote a percentage on this page. Agencies advertise gross figures; what matters is the figure net of the operator’s fee, utilities, common-area fees, tax and low-season vacancy.

On the call we show the operator’s own numbers for the unit you are considering, and the memo lays the cost lines beside them so that you can do the arithmetic yourself.

### Can I rent a condominium by the night, legally?

Under Thailand’s Hotel Act a stay of less than 30 days requires a hotel licence, and most condominium buildings do not hold one. Thai media have reported warnings aimed at foreign owners who let by the night.

That is why the licence matters when you read a programme: ask under which licence the unit is let, and for what minimum stay. Lettings of 30 days or more are a different case.

### Which taxes apply when I buy, hold and sell?

On purchase, the transfer fee and any taxes that fall on the buyer by agreement. While you hold, the land and building tax, and tax on rental income: a non-resident’s rent is subject to withholding, creditable on a Thai tax return, and advisers differ on which expenses can be deducted.

On sale, the seller’s tax depends largely on how long the unit was held, with specific business tax or stamp duty, plus withholding tax; who bears each is negotiable. Rates and thresholds differ between sources and change, so we send you to a Thai tax adviser with the numbers rather than quote them.

### How do I move money in, and what is the FET form?

By international transfer in foreign currency to the developer’s account. The Thai bank that receives the funds issues the Foreign Exchange Transaction form, for at least the price of the unit, and the Land Office normally asks for it at registration of a freehold condominium.

From some countries a transfer needs extra care. The route is agreed with the buyer’s bank and our lawyer before the reservation.

### Freehold or leasehold, and for how long?

A condominium unit within the foreign quota is freehold. Villas and land are held on a registered lease, usually 30 years and renewable by contract, or through a Thai company.

Company structures need care: Thai authorities pursued nominee companies in 2026, with reported raids in Phuket and Krabi in June and on Samui in August. A lawyer should read any structure before a deposit.

### How do I sell, and how long does it take?

No public registry of resale times exists, so we do not quote one. Plan for a horizon, not a date. Krungsri Research counted 12,346 unsold condominium units at the end of 2025; CBRE names the risk of oversupply; the Phuket Real Estate Association said in 2025 that it considers oversupply unlikely.

C9 Hotelworks found resale units at about THB 100,000 per m² in early 2025 against THB 139,000 for new non-branded units. A resale is also a sale of the unit with its programme, so keep the programme’s terms transferable and documented.

### Can I buy remotely, and what happens if the baht moves?

Yes. The reservation and the sale contract can be handled remotely; the title is registered on completion, in person or by power of attorney. We would still suggest one viewing before the final payment.

The price is in baht and so is the rent. In 2026 the rate ranged from 30.925 baht per dollar on 13 February to 33.827 on 23 July, about 9%. Decide what that range means for your numbers before you commit.
